Terms and Conditions
Complying with these House Rules at the Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules as well as any and all rules posted inside the Property may result in penalties such as deductions from the security deposit or damage charges.
All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager (Three Arbors) during their stay, and guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
This Property is suitable for children however guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood. If the Property has any balconies or deck areas, guests must supervise any babies or children at all times. Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties especially during quiet hours (10pm-8am) and upon arrival and departure. Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges.
Guests must abide by occupancy unless provided written permission for Visitors by Property Manager. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with all House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
Parties and large gatherings of any kind are strictly prohibited at this Rental, and any small gathering must comply with the other rules set regarding noise, the Neighborhood, and Visitor numbers.
Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles. Guests must abide by the parking diagram posted in home at all times. Failure to abide by rules may result in towing.
Guests and their Visitors are to dispose of garbage and recycling in the allocated trash cans, and excess rubbish must not be left inside the Property. It is requested that all trash is bagged before being placed in the correct receptacle. Failure to abide by these rules may result in a fine.
Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, fans, appliances and electronics such as televisions when not in use to promote energy saving.
Smoking of any kind (including tobacco, marajuana, e-cigarettes, vapes, etc.) is not permitted at the rental including porches, decks, and outdoor areas. Failure to abide by this rule will result in a fine.
Pets are not permitted unless specifically noted in your reservation. Pets are required to be on a leash when not in enclosed areas. Guest must pick up after their pet and dispose of waste appropriately
No commercial photography or filming is permitted on the property. Tents or other structures may not be erected. Fireworks and portable fire pits are not permitted. Use of charcoal grills is not allowed.
All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a fine. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also, no bathroom towels are to be removed from the property (i.e. for beach use).
Guest usage of the Property is on a temporary and transient basis only; Guest may not use the Property as a permanent residence; and Guests’s permanent residence is and will remain elsewhere than at the Property.
Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or Guest’s immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. The Property Manager may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
If the Guest is paying by credit card you represent that you are the account holder or an authorized user of the account. Property Manager may cancel your reservation or remove you and all Occupants from the Property immediately if you fail to provide a form of payment that can be validated.
Guests must abide by the following check-out rules as well as check-out procedures posted in the information guide at the Property. Take all trash from the Property and palace in the proper receptacles. If parking or recreational passes are provided, please return them to where they were found upon arrival. Guests must make sure that all doors and windows are locked, lights are turned off, and any keys are returned to their original location.
Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Property Manager reserve the right to terminate permission to occupy and evict from the Rental, any Guests or Visitors who refuse to follow these House Rules of who cause a nuisance to neighbors or other residents of the community.
Guest agrees to hold harmless and indemnify Property Manager and Owner, and their respective affiliates, for and from all claims for property damage, personal injury, illness or disease, or monetary loss resulting from your actions or omissions, and the actions or omissions of other Guests and/or Visitors, during or relating to the Reservation.
